Unitoq Raises €155,000 Pre-Seed for Fractional Property Platform
Latvian PropTech startup Unitoq has secured €155,000 in pre-seed funding from LatBAN angels and is pursuing ECSP licensing to launch a platform for investing in European residential properties from €100.

Unitoq has raised €155,000 in a pre-seed funding round from a syndicate of business angels, including members of the Latvian Business Angel Network. The Riga-based startup, founded in 2026 by Eduards Raudonis and Nikita Manija, is simultaneously applying for a European Crowdfunding Service Providers licence from the Bank of Latvia. This capital will fuel its licensing process, platform development, and the introduction of its first investment properties.
Platform Vision and Value Proposition
Unitoq is building a digital platform designed to democratize access to European residential real estate. It will enable fractional investment in individual properties starting from just €100. This model eliminates the need for investors to purchase entire apartments or handle direct management. Users can select from vetted properties and earn returns from both rental income and potential appreciation.
All operational burdens, including tenant management and maintenance, will be handled by experienced professional operators. The startup aims to directly address the high upfront costs and complex responsibilities that traditionally deter smaller investors from the property market.
Founder Perspectives and Market Need
Co-founder and CEO Eduards Raudonis highlights the limitations of current investment avenues. Traditional property ownership demands significant capital for down payments and mortgages, coupled with ongoing hassle. Investors must deal with administration, maintenance, and tenant issues directly.
Meanwhile, alternative products like real estate investment funds often provide limited transparency into specific underlying assets. Raudonis argues this creates a clear market need for a solution that offers both accessibility and direct asset selection. Fellow co-founder Nikita Manija notes that the backing from LatBAN angels signals strong confidence in the founding team and their business model.
Regulatory Path and Growth Timeline
The pending ECSP licence is a critical step, as it would authorize Unitoq to offer its services to investors across the entire European Union. Subject to this regulatory approval, the company is targeting a platform launch in early 2027.
Interest is already building, with more than 1,000 people having joined a waitlist for the service. Following its launch, Unitoq plans to prepare for a subsequent seed funding round to fuel further growth. The current pre-seed investment offer is set to close on Friday, February 7th.
