Cortas raises €1.47 million for AI-native property management
Copenhagen PropTech startup Cortas has secured €1.47 million in pre-seed funding to challenge established property managers with an integrated service and software model built around selective AI automation.

Cortas, a Copenhagen-based PropTech startup, has raised approximately €1.47 million in a pre-seed funding round. The company aims to streamline property operations, tenant services, and financial administration for real estate investors by combining property management with in-house software development.
Founders Christian Pind Schmidt and Frederik Buchardt, both alumni of major Danish real estate investor Thylander Group, launched the venture. Their experience in property investment revealed the inefficiencies of fragmented systems and cumbersome workflows. They founded Cortas at Indiakaj in Copenhagen to address these slow processes and disconnected systems.
An integrated operating model
Cortas operates on the conviction that property management and its software should come from the same company. Unlike conventional approaches that layer technology onto existing solutions, Cortas is bringing both disciplines under one roof. The startup develops its own tools and uses them to manage clients' properties directly through its platform.
This integrated approach is designed to lead to a better experience for property owners and tenants. The service will cover day-to-day tasks including tenant enquiries, move-ins, move-outs, bookkeeping, and financial management. Co-founder and COO Frederik Buchardt argues Cortas is a service-first PropTech startup, not a tech-first one. The focus is on selective AI implementation to automate administrative tasks, thereby freeing employees for work requiring human judgment, expertise, and relationship building.
AI strategy and funding
The funding round was led by venture capital firm PSV Tech, with participation from JRNY Capital, EIFO, and several technology entrepreneurs. Founders of companies like Flatpay and Spirii are among the backers. Christian Dalsgaard, Investment Manager at PSV Tech, stated the firm believes the Cortas team has the drive, execution ability, and first-hand property investment experience needed to succeed.
Cortas describes itself as AI-native but pushes back against applying AI to every operational challenge. Co-founder and CEO Christian Pind Schmidt said the company does not see using AI as a strategy in itself, but as a technology that must earn its place by creating real value for customers. Since June, Cortas has built a new operating model and software and signed its first property-investor customers. Investor Tore Harritshøj, founder of Spirii, compared Cortas's approach to his own company's journey, noting it is building an entirely new operating model around AI.
Market opportunity and competition
Cortas is targeting Denmark as its initial launch market, where the property management sector is estimated to be worth between €270 million and €400 million annually. This market is dominated by established players DEAS, Newsec, and CEJ, which together account for more than a third of the sector. The startup estimates the global property management market exceeds €400 billion, with one projection valuing it at $25.15 billion in 2026 and growing to $33.93 billion by 2030.
The longer-term opportunity for Cortas depends on whether its integrated approach can improve operational efficiency and service quality as it scales. With the new capital, Cortas plans to further develop its technology platform, expand its team, and position itself as a credible alternative to established Danish property management names.
